A common question I receive is in regards to seller closing costs in Roatan. It can be hard to navigate a foreign system and bureaucracy, so I thought it might help to pull together all of the Roatan real estate seller closing costs here.

Roatan Real Estate Seller Closing Costs 

The following is an outline of what you can expect to pay when selling your Roatan real estate:

Real Estate commission: The standard commission amongst all Roatan real estate companies in the Roatan Realtors Association is 10%.

Capital Gains Taxes: If your property has proven any gain, taxes are set at 4%.

Survey: A survey of your property will usually cost between $250 and $300.

Catastral: Catastral is the deeded value according to the municipal government. You will pay usually between $50 and $80.

National Taxes: The Honduran National Government Tax Agency (CPAT) levies taxes related to the sale of real estate property up to 15%. The total taxable amount can vary based on the real estate company or agent you work with, so it’s best to clarify these exact costs up front. At RE/MAX, we charge from escrow, and only 20% of the total commission is taxable based on the final breakdown. Feel free to contact me directly if you want further clarification on this point.

RTN (Registro Tributario Nacional): Your RTN is your personal tax ID number in Honduras. If a new RTN card is needed, that price is between $100 and $200 to obtain it.

Attorney Fees: The attorney who calculates the capital gains will charge between $200 and $250.

Wire Fees: Outgoing wire fees are usually $45 per transfer.

POA (Power of Attorney): If you cannot attend your closing and instead use your Power of Attorney to process all closing documents, this usually costs $250. 

HOA (Home Owners Association): All current year fees must be accounted for, with costs prorated between the buyer and seller. These will obviously vary based on your home location and annual fees.

Other Considerations for Selling Roatan Real Estate

When selling your real estate, it’s not only the numbers that matter. Especially when looking at foreign-owned property, there are many other considerations to take into account.

For example, if you’re leaving the island and moving out of the country, you’ll need to consider the timing of selling your property and moving on. While you can provide Power of Attorney if you can’t attend the closing, that’s something you need to consider in your total selling costs.

If you do choose to attend after leaving, add in the expenses associated with travel to the island, accommodations, food, etc, all while you’re here.

You could also consider the idea of renting your property as a vacation rental, if that’s feasible for you. Vacation rental properties are incredibly popular in Roatan and could prove to be a solid investment.

We’re more than proud to receive the recognition from all our visitors. But, those of us who live here will say this isn’t news to us!

Right now the average cost per square foot in Roatan is between $75 and $110. That price different is based on wood versus concrete. Where you build your home might determine the materials that you should use, but more often, it’s simply a personal choice.

Traditional island homes are built of wood. They rest on stilts and then sometimes a second home will be built below, on the ground floor. More recently, construction has begun to vary widely as people from all around the world come to live in Roatan.

Given this huge interest in moving to Roatan, you might find that the current real estate market doesn’t offer the price point or construction style that you really want. Buying land and building your own home could be the alternative, with land prices still being quite affordable.

The island of Roatan is comprised of two municipalities, each consisting of a multitude of neighborhoods. If you want to move to Roatan and invest in real estate, it’s important to research the many different neighborhoods and the lifestyles common to each. Understanding the layout of Roatan will help you to better understand your options for living in Roatan .

A vacation to Roatan will show you the highlights of a specific neighborhood where you stay. You’ll try local restaurants and visit local bars; you might even stop into some local shops and mini-marts.

But living in Roatan is very different from a vacation. You’ll need more resources and amenities, perhaps access to schools or jobs, and you’ll seek a certain vibe for your permanent neighborhood.

Let’s go through the layout of Roatan so you have a general idea of what to expect from different parts of the island.

Roatan’s Two Municipalities

Roatan is comprised of two official municipalities: Municipality of Roatan and Municipality of Santos Guardiola.

The Municipality of Santos Guardiola is the eastern half of Roatan, from First Bight all the way east. The official seat of government is located in Oakridge, which is also the main center of commerce for the municipality.

The Municipality of Roatan is the western half of the island, comprising everything west of First Bight. The seat of government is located in Coxen Hole, which is also a large commercial center. French Harbour is another major commercial center for this municipality, although its proximity to the East End makes it a convenient commercial area for both municipalities.

Popular Expat Neighborhoods in Roatan

Expats in Roatan live in neighborhoods from the western tip of the island all the way to the eastern tip. This diversity allows expats to choose from any of a variety of lifestyles and amenities.

If you want a quiet Caribbean retirement, head east. If you need a job or have young kids, you should look on the western side of the island. Whatever you seek, you’re sure to find it in Roatan.

For a quick breakdown, here are some of the most popular neighborhoods and their amenities.

West Bay consists of not just West Bay Beach, but also the neighborhoods off the beach. On the beach, you’ll find condo options at some of the most popular resorts on the island. Off the beach, single-family homes can be found in various design styles.

West End is another popular expat neighborhood, with a younger demographic and more of a laidback vibe. The single road running along the water is filled with tourists, locals, and expats, many of whom are barefoot and stopping to chat with everyone along the way.

Sandy Bay is a long stretch between West End and Coxen Hole where many expats search for homes on the beach. The convenience of access to commercial Coxen Hole and the nightlife and activities of West End makes Sandy Bay a desirable permanent home base.

Heading into French Harbour, Pristine Bay is another popular neighborhood. The island’s only golf course is located in this gated community, along with high-end, modern condos and villas.

Heading out of French Harbour, Pineapple Villas and Parrot Tree are two more gated communities offering many amenities for residents.

Beyond Parrot Tree heading east, you’ll come upon several popular East End neighborhoods, including First Bight, Second Bight, Politilly Bight, Calabash Bight, and Port Royal. Each of these neighborhoods offers more tranquillity and privacy than the western end of Roatan.
